The Missner Group and Cabrera Capital Awarded Development Site by City of Chicago in the Back of The Yards

The Missner Group and Cabrera Captial join forces to introduce new space in the Back of the Yards with 124,000-Square-Foot Industrial Facility

CHICAGO, IL – March 18, 2026 – The Missner Group (“TMG”) announced it has secured city-owned land in Chicago’s Back of the Yards neighborhood to develop a $24 million speculative industrial facility, the latest milestone in the firm’s long-standing commitment to revitalizing the Stockyards Industrial Corridor. In connection with the project, TMG has formed a strategic joint venture with Cabrera Capital.

The Chicago Department of Planning and Development (“DPD”) selected the partnership’s proposal from a competitive request for qualifications process launched last June, awarding the firm the right to acquire the eight-acre parcel at 1924 W. 46th St. at its appraised value of $3.3 million. The vacant site, held by the city since 2008, will be transformed into a modern, best-in-class industrial building positioned to attract high-quality tenants and anchor continued economic growth on Chicago’s Southwest Side.

The partnership with Cabrera Capital represents a powerful alignment of complementary strengths—Missner’s deep industrial development expertise and proven track record in the Stockyards corridor, paired with Cabrera’s commitment to community investment and economic empowerment across the Chicago region.

The 124,000-square-foot speculative building will feature a 32-foot clear height, multiple storefronts to accommodate tenants of varying sizes, and 21 trailer stalls. The project is expected to create 120 jobs and is designed with the flexibility to serve a wide range of industrial users.

“The facility will be flexible enough to host a variety of uses, including distribution/logistics, light manufacturing or general warehousing. The building will have multiple storefronts to accommodate users of multiple sizes,” said Maxx Kossof, VP of Investments at the Missner Group, “and while our previous Stockyards developments have been multitenant, we are open to a quality single-tenant user as well.”

The Stockyards Industrial Corridor has been a priority redevelopment zone for the city of Chicago, and TMG has been at the forefront of that transformation. This latest project continues a pipeline of Missner-led industrial developments in the corridor, reinforcing the firm’s role as a leading driver of Southwest Side economic revitalization. In the last five years, TMG has developed three (3) speculative industrial buildings in the Back of the Yards neighborhood.

Pending approvals, construction is scheduled to begin in the third quarter of 2026, with delivery expected in the third quarter of 2027. TMG will serve as the general contractor, with Ware Malcomb as the project architect.
