Full-building lease marks successful stabilization of The Missner Group's newly acquired infill industrial asset in northern Cook County

CHICAGO, IL – July 21,2026 – The Missner Group announced today that Ferguson Enterprises has signed a lease for the entirety of 8130 River Drive, a 31,429 SF industrial building in the Chicago suburb of Morton Grove, Illinois. The full-building lease comes just six (6) months after The Missner Group acquired the property, underscoring the strength of the company's value-add strategy in hyper-infill submarkets with limited industrial supply. 

The single tenant building offers a blend of office and warehouse space with one interior dock door and two drive-in doors, along with 21' clear heights and a fully air conditioned warehouse — a rare combination of specifications for a building of this size in the submarket. Ferguson Enterprises will occupy the entire building, taking advantage of the property's attributes and recent improvements. 

8130 River Drive benefits from exceptional connectivity, with easy access to I-294, I-90, and I-94, providing a direct north-south connection into Chicago and Illinois' broader distribution network.
