Missner, Blackrock Develop $20M+ Med Office

BURR RIDGE, IL-A joint venture between the Missner Group, headquartered in Skokie, IL, and Blackrock Medical Corp., based here, is developing the Burr Ridge Medical Center, 6800 N. Frontage Road. The 104,000-sf speculative medical office building has an estimated all-in cost of between $20 million and $25 million, says Barry Missner, principal of the self-named firm.

Missner will serve as the design/builder for the three-story building. Barry will serve as the executive for the project while Timothy Geisler and Jess Knigge will serve as project managers. The building will be 100% pre-cast with ribbon windows around the perimeter, Geisler says. The building will have a three-story curved glass atrium constructed over a detention pond, he says. All of the medical office suites will be accessible from the atrium.

The expected size of tenants is between 3,000 sf and 7,000 sf, Geisler tells GlobeSt.com. Construction on the project is expected to begin this month, with the center expected to be completed in early 2009.

Missner says Blackrock acquired the property and brought in his firm as a joint-developer. “Blackrock really saw a need for medical office space in that Burr Ridge corridor,” he says. “There are not a lot of newer medical office buildings in that area.” There is a void of “state-of-the-art newer medical space,” Missner says. “In that submarket in Burr Ridge, there is not a great depth of new buildings being built for medical,” he says adding that they believe “there will be pent-up demand.”

The site is at the intersection of I-294 and I-55 in Burr Ridge. Heitman Architects Inc. is providing the architectural services for the project. Mike Cummings and Brent DeNoble, both with Colliers Bennett & Kahnweiler Inc., are the leasing agents.
